It is our opinion most appraisers are running conservative and reflect that in their work.
This home in our opinion should be valued at a much higher price due to the comparisons available that were used to arrive at this homes value as shown in this appraisal for the following two main reasons.
1. None of the homes used for comparisons were built or remolded to the level of quality custom work or quality of materials and detail in the design elements as this home.
2. In every case the sq. footage of living space was less.
Due To This Appraisal, We Have Adjusted Our Asking Price Downward
